I appreciate your insight Terry but note I said diversification is good would not want everything tied up in either land or stocks, but some in both gives you some liquidity to buy when everyone else is panicing, that has worked pretty well for Warren Buffet. As far as non land returns there is some very talented human capital involved in those operations I am sure which would likely be doing very well at a variety of careers.
