| everybody 'pays too much` for a farm, but very few ever regret it. i honestly dont know how land sells so high, the eighties were tough, the nineties were no bargain with high interest rates and ldp price for corn (but that was the buying opportunity, that and putting up hog barns) . 2008 the cat was let out of the bag with free money, but everyone was quick to catch on. 1980s purged alot of hardup farmers or they got debts wrote off, so i suppose in one way or another the well heeled ones were left and filled the void. last last 5 years especially has been `tulip mania`.
anyone thinking land (or property) is so safe, look at what president trump is currently going through. when you get right down to it, you only own something as long as they let you.
