NC Iowa | we have a modest 1500sq ft modular with icf unfinished basement. we are up to 180k so far. still need to do the garage. all adds up. site prep & dig basement, heat/ac, septic, electrical, plumbing. no land costs or well either.
edit to add.
we went with the modular because there was only about 1000 decisions, compared to 100,000+ with stick. too many decisions are stressful.
