The $300 per acre principal payment per year, is from the purchased ground. While ground is at it's highest levels we have seen, pay back is easier where we are setting at today than the majority of history.

As far as corn price, plus 10 basis is pretty much a given in the STL market over Mar futures. I would bet that that a person will be given the opportunity to average $4.50 on corn over the next 5 years. $4.50 corn will light a fire under the land market.
