Dave,

Bought some ground in 2000 for $2000 tillable acre, interest was around 9%, had hard time making it pencil out at the time. Today at 3.5% works out real well.

There have been 4 farms within 20 miles of me that have sold since spring that would cash flow the land payments, based on a 20 year pay back. Looking back at history not too many times a land purchase will cash flow the interest and principal payments on it's own.
