The elephant standing in the center of the room is the Federal Government. Once their banker (china) says no more loans to run your spending machine the Fed will have to start the printing press cranking out dollars. Or enter the market for money which makes our own Government our direct competitor in borrowing money. Either way interest rises. In 1979 I had a 18% note on a 9 year old combine, don't ever want to experience that again.

When our own government is spending in the red by the rate it currently is inflation and higher interest is no more than 18 months away. Just make sure you have your notes locked in, at least have a lifetime cap on all floating interest rate notes.

If you are in a good position there are opportunities in hard times. I made my best land purchase in 1988. Less than 50% of the market value in the boom days.
