| The short answer is they don't!
Even when land would cash flow it was tough.
I saved and saved for a down payment. Every year I saved little more and every year the down payment was a little more.
Living cheap at that time helped some.
Now the land cost is so far off that living expenses are just a blip on the radar.
In todays land market, unless it has a sentimental value, I would just hope the buyer wanted to rent it to me reasonable.
If your families have along term relationship, I would ask about buying it on contract. If you do this I hope you have good jobs or a large down payment.
