It's always been hard to buy ground. In the mid 90's land would cash flow but you couldn't borrow money to buy it. When lending restrictions eased, it skyrocketed. My wife found a 1917 yearbook of mo agriculture at a garage sale. They were complaining about mo farmland at $600 an acre. That's nearly $10,000 an acre today.
