You're about 15 years too late for Middle Tennessee. Still a good place to live but nothing like it used to be. Outside money has run real estate and property taxes to the extreme. Traffic is brutal. Nashville used to be a good entertainment value but it's out of reach for most of the locals now, I would suggest Arkansas or Alabama. Mississippi gets an undeserved bad rap. Haven't spent much time in Louisiana.
