For many of those areas, real estate is cheap because job opportunities are limited or non existent.
If you both work remotely, it can be great.
Some places can be a 3-4 hour drive from an airport of any size. Or a good hospital.
In Kentucky, depending on specific area, you may not own your mineral rights. Kentucky also pays personal property tax every year which is substantial.
