I am not recommending this, but the only way my dad would sell logging rights was cash bid payment in advance. And he sold several times like that.

His reasoning was he would not get as much maybe, but he knew what he had and it was money in the bank. If it wasn't enough money to make it worthwhile, he simply let the trees grow.

Loggers were notorious in our area for paying for the first load on shares, finish logging and never see them again. Nearly all were out of our immediate area and out of state. Hard to get blood from a turnip.

He always at least got what ever was agreed on.

If a person has trustworthy loggers, probably are better ways.
