Agree with others and try to work with the present tenant, he is making an effort to get it out.   You stated the landlord doesn't want to upset anyone but he has already got his lawyer involved, so that part is questionable.  How many acres of corn are we talking about?  How long will it take to harvest the crop when conditions permit?  As others have said, you can't do anything either until that happens.
