Much depends on the nearby city and it's potential for growth leading to the need for retail and housing development. Additionally, how close is it to the interstate highway? A few miles can make a big difference. Is the industrial park experiencing recent growth or is it stagnant?

With the advent of internet sales, retail big box stores ar becoming less popular.

Personally, I am not a proponent of signing a 30 year contract on most any land. Too much can happen in that amount of time to make one regret the solar panel deal.

You need to talk with an active commercial real estate agent who has been involved in numerous recent sales. You might have to look in nearby cities to find someone like that. Commercial development requires experience and contacts to be a successful commercial agent. Get their advice on the present value of your land and its development potential. They might even know an investor or client who would be interested in your property.
