I would probably find the best realtor in the area and have a discussion with them. Throw into the market for a crazy price, subjet to 1031, and see if anyone bites. Can always come down in price. If I could trade 2/1 or 3/1 acres for something even more desirable I’d be thrilled! Especially not having to deal with a solar lease for 30 years and having more land in my own control.
