Right before COvID, My buddy was buying multi-family housing on a 80/20, cleaned them up with light remodeling, got full occupancy, and was getting them reappraised as cash flow properties with cash out 100% financing, then taking his cashed out equity and doing it again on the next one.  If similar things were happening in the commercial space that is a big lever.
