How can it cost 10-30k to go out and clean up cars, debris and trees laying around in the field. You could hire a couple potheads with a 4wd and trailer and get the bulk of it done for under 1k cash. If you did all that, most any reasonable landlord is going to be willing to pickup the cost of a dozer to come in and clean up washouts and gravel wash in the fall.
