1. How was the rental agreement setup?
2. Exactly how was the contract worded ?
3. Did you discuss with the landlord during/after the flood and formulate a "plan of attack" to clean up the place asap after the flood?

"The landlord never contacted me or even attempted to clean up after flood." This bird won't fly rental agreements are just like a marriage however unholy they may be. (his ground and your money/time/effort) Maybe it's just me,, I would have been knocking on his door soon as the extent of the flood was apparent. If nothing else I would have established what if any effort he was thinking of putting into restoring the ground.

I can see how maybe the flood was not covered by any written agreement. But, that is exactly why I would have been discussing the situation with the landlord asap after/during the flood.

Agreements are never reached by avoiding talking to anyone,,??
