You might be fortunate and have great renters...but there is risk. The downside risk is that your renter turns the house into a crack house or meth lab or puppy mill or gets ticked off and leaves the water running in the upstairs bathroom and moves out. A 100k investment could turn to crap pretty quickly. It makes farmland look pretty riskfree.
