My question is when a wind farm shuts down permanantly will the company be responsible for restoring the land to its original state?

There are several ways the land is forced to be reclaimed, the easiest is PUT IT IN YOUR CONTRACT, the second are most counties develop wind regulations that force the companies to bond and have money available for the reclamation when the project is over.

Around here they pay around $4 an acre under development contracts then you get an escalating percentage in royalties once the towers are up. Each tower returns $6K-$12K a year and the money per acre is then void unless it is higher than what the towers would pay. As I have said in the other wind threads get a lawyer who knows wind and is not working for the development company before you sign any contract.
