West Tennessee | Boy this could be a long list and in view of my limited success I should probably keep my mouth shut. But.....alas.... that's not my way so here goes. First off they should be able to pay the rent and have a history of paying their bills. We run credit reports but in a small town you may well know whether they do or don't. On our operation they have to have a job so in case issue number one doesn't work out we can "try" and collect some way. They also need to take care of the property and preferably not call about every single little thing. This ones is not always doable but it sure makes renting easy if you do. I'll say this also, the lady you mentioned has 3 points in her favor. :-) If she's known to pay her bills well and there are no other glaring issues you probably have an excellent potential tenant. I could go on and on but I'll stop with that. | |
