I have a landlord that turns down extra because he doesn't want to get bumped to a higher tax bracket. Ask what they would like to see or get. If you end up with the tiled ground, I would talk to previous renter and clear the air. Not that more rumors than nessary get spread. If you get a long term deal, maybe give him a little something to ease the pain
