Find a young family you like and sell them the farm. The entire farm. Let them raise their family there.. Make it work for both of you.
Starting out now days is a real bugger trying to find an intact farm with enough land to support it that you can afford. Giving the right people a "deal" on it to pay what you got forward might be a win for all parties involved and perhaps you'll feel better about it.
