If the ground has an up and running solar facility in production then yes, it could command a premium based off of returns. However the premium might not be as much as other guaranteed investment earnings. Solar leases are not guaranteed to stay in production for the full life of the contract. On the other hand if you merely have an option signed on said property but no production yet you have essentially tied up the property on the hope it progresses into a producing solar facility. In this instance most any property that has a binding option which limits other uses could decrease the value of property in the short term if one was forced to sell.
