I’ve seen just the opposite happen. Ground with a solar lease sold for less than the ground across the road that didn’t have a solar lease. The solar project hadn’t broken ground and eventually got shot down by the county. But having a solar contract definitely hurt the value of the farm. The farmer who bought the solar contract ground ended up getting a deal. Talked to a couple operators that were aggressive bidders on the non solar property and asked them why they didn’t bid on the solar ground. They said you are capping yourself with the solar. Who really knows what could happen in 10-20 years with agriculture. They also said by the time you take out all of the setback requirements the larger payements look good but you really only get paid on 65% to 75% of the total tillable ground.
