I tend to think anytime we start talking about what's 'right' or what's 'fair' or what someone else's cost are (you want to talk about the price they paid for ground) we are really just trying to justify a decision that is based on the same economic reality that drives every other price/cost dynamic and that is the interaction of supply and demand. Just because a lease is a 50/50 doesn't mean it's not subject to the same pressures as cash rent. They just manifest themselves in different ways. Bottom-line, a tenant is very easy to replace. A landlord is much tougher to replace. That gives the landlord a lot more clout in the lease negotiations and there's not much you can do to change that unless you can differentiate yourself in a way that's meaningful to the landlord. Everybody owes it to themselves and their family to get the maximum out of an asset.
