I certainly understand the feeling.

Here folks who put in alfalfa, or go organic, or need to build up very poor soil, or tile, or do other things that create a long-term improvemt of the property would do a long-term contract to protect their investment. It is not hard to set up, provide payment to the tennent if the landlord pulls the lease before the tennent recaptures the benifit he provided.

I'm sure you learned that with the alfalfa.

Your friend also now has learned that hard lesson.

It's not about getting even, or carrying a chip about the past. (Well now I carry plenty of chips - but they shouldn't be the focus on one's life... ;)

It's about learning and doing better the next time.

Next time, get a lease that covers one's butt.

Lessons learned.
