Subject: renting out land


My Dad is in the process of renting out 280 acres of farmland. He has been renting it to the same person since 1999 on a verbal contract and the renter has failed to comply with waterway quality issues ( killing them). Dad sent him notice in august and now is writing up a contract with a lawyer to cover all of the things he wants covered. The ground is rolling neia soils that are to be farmed on the contour. Sixty acres will be covered with hog manure(30 in the fall and 30 in the spring). Dad needs cornstalk bales for the cattle which need to come off of the rented ground. he also bales waterways for hay along with some of the acres that he keeps for himself(the below average soils and odd shaped fields). can any of you give me some ideas for things he needs to put into the contract that will protect his interests(soil loss etc.) and also be fair to the renter? all ideas would be appreciated.
