The easement area is only part of the equation. That pipeline affects the land on both sides of the easement forever.

Look at my picture above. Would you build a house/barn/shed within 1000 feet of it? I would not. Therefore a 150' pipeline easement is effectively a 2150' easement. That is almost half a mile wide.
