so they were paying $43k/acre assuming a 150 ft. wide easement? Is that 2x the market price everyone is claiming on here? Seems quite a bit higher than 2x.
The easement area is only part of the equation. That pipeline affects the land on both sides of the easement forever.
Look at my picture above. Would you build a house/barn/shed within 1000 feet of it? I would not. Therefore a 150' pipeline easement is effectively a 2150' easement. That is almost half a mile wide. |
