I think it would be great if your owner paid 100% but that could also lead to an excuse of raising the rent $67/ acre if they are that type. A reasonable arrangement would be the tenant pay 100% and the cost is "depreciated" over 4 years. Say you do not farm the farm in year 3, then the owner would owe you for 50% of the cost because you only received 50% of the benefit.
