Spelling it out is just fine as far as I am concerned. I have a lease that clearly states no corn/corn and no residue removal. Fortunately, it doesn't say anything negative regarding no-till. Thinking from a long-term perspective, it is about getting both parties together for mutually acceptable results. As for the seed/fertilizer thing, nothing wrong with that either as long as crop cost/performance is such that the tenant can make a reasonable return with products they might not have chosen on their own.

I agree with Oliver1, I am surprised that other local farmers aren't driving in your Dad's yard pointing out the errors in the current tenant's ways.

Good luck finding the right person for your Dad's farming bus.
