Is it croppable land. What does cropland rent for in your area. The simplest would be to cash rent the land with a price compaired to crop land with fencing, water, and any management you do extra. Then you can specify who fixes fences etc, etc. I usually put a life on my pasture and figure on plowing it every so many years. So you might just want to rent for 5 yrs and figure on plowing some then. If he over grazes now, he will have really expensive pasture for the rest of the lease, or he may decide to break some and reseed if it gets abused that bad. If this is going to be a long term thing, you may want to reseed 10-20 acres every year to always have better pasture.
