Rent it thru a management company.I had a 3 unit that was royal pain on getting tenants paying.The management co takes 10 % and deposits the rest electronically.Slick.Vacancies will be higher to start but lower later as they screen like a bugger.I sold the joint but if I owned another it is about the only way,,they know the legal moves on eviction and here in this dumb as rocks state the tenants are in control.
