Wisconsin | Unfortunately, there is not a good way to advertise. Facebook market place will get the most responses, you just have to sift through them. You could cut down on deadbeats a few ways, don't reply to anyone who's profile is not local to the house, don't reply to anyone who has nothing listed for sale, or stuff listed for unrealistic prices, obvious cat ladies or pit bull fanatics, any generic "is this still available" responses, anybody who expresses any urgency or says they have cash or questions the security deposit. Take lots of good pictures of the good and not so good parts of the place, to save your time and theirs. Leave it empty until you find the perfect renter, because a couple of months will make you realize their not perfect, but good enough. you don't want good enough right from the start, it only goes downhill.
Depending on the area, a road sign can be very effective also.
