Back in the 70's I had it explained to me.  I had purchased a farm before it all went crazy so my cost per acre was ½ that of what was then happening.  Interest was around 19%, my corn yield was 150 and corn was between $3 and $3.50. 

BUT, what you do is average the price of your total land so the $4000 + $2000 really = $3000, which still didn't work for me.  But what did I know?  Lots of other people so much smarter than me bought ground, even up to $5000 an acre.

One advantage in a few cases was old families that had cash and significant amount of ground, I had neither and most other didn't either.
