| Also, farmland is very rarely vacant. Farmland doesn't burndown, rot, need paint, etc., but it may need some dozer work now and then. If I was going to do rentals, I'd be wanting to do multi-units, not single family dwellings. You also have to be a hardass to do rentals, IMO. Its not my nature. I'd be too easy on a renter with a sob story.
I've seen some people do it with success, though.
