Dave, we had a outfit around here a few months ago - talking big money down the road - "just sign on the dotted line".  It was a "new" company so there was nothing about them on-line; they were "partnered" with a big name company but I couldn't find any connection.  I believe some signed, some ran; I e-mailed some legals and never heard anything back.  The first thing they wanted signed was a confidentuality agreement - actual figures may be hard to get from signers.  I posted some figures a while back, you may find the entire thread interesting:

We do not have the necessary transmission lines but there is talk of something going through the area.  I think this outfit was merely a landman trying to tie up land, speculating on the future.

I know one rancher in a high wind area who has land leased out for $3/A, has been waiting for a few years for development to begin.  He told me that he's comfortable with the $3 every year and leave him alone.
