| About six years ago timber acres and pasture acres were both appraised at around $1100/acre here. Trees had been harvested a few years earlier, but that didn't even seem to be a factor in the appraisal. Some decent hunting ground (mostly for deer, and we are in the "golden triangle" for deer) went for more like $2000, and in the prime hunting grounds up to $5000/acre. I'd guess crop ground values have risen faster than pasture timber, but I really don't know.
On the other hand, a lot of farmers aren't interested in the timber, but buy it if it is part of the crop ground parcel. Selling just 13 acres would probably not attract hunters, and location location location may be the bigger factor. There are people that would like to move out of town to a nice little place in the woods. Three miles of gravel to get there would make that less attractive.
