Subject: RE: Interest rates on land at Bank

Mid Michigan
Greenstones Farm credit services right now has the following rates on agriculture real estate.
10 year fixed 6.00%-7.25%
15 year fixed 6.60%-7.85%
1 year adjustable 3.20%-4.45%
2 year adjustable 3.75%-5.00%

These rates are based on your credit history and assets and down payment. They are based in Michigan and Wisconsin. This is a great place to deal with. They even send you a profit sharing check on most years. Very easy to deal with. If I were you I would go with one of the super low variable rates for a couple of years and then refinance if you see rates climbing into an uncomfortable zone. I did that and my payment was so low for those two years I was able to send a lot more money for the principle amount. If interest rates stay somewhat low just go ahead and keep the variable rate. Those rates have been in the 3-4 % range on those variable loans now for at least 6-7 years. Good luck.
