NW MO | We have a tower on our ground in rural IA. We've had offers from 2 different companies this year to purchase our lease, both offers around $175k.
My understanding is if you sell them the easement to the lease for something like 50 years, you can 1031x the money into another like property.
We've hung onto the lease only because we don't know where we'd invest the money at the present time and I'm not sure if the profit would be taxed at capital gains rates or taxed as ordinary income.
We've had the lease since 2003 and get letters for buyouts about 4x a year.
Let us know what you decide to do and why, I'd like to hear the decision points of others in the same spot.
