To me it would come down to the type of soils making the low csr range. Around me in Iowa if it's low CSR range near the river that's sand and won't hold water I'd pass. If it's low csr because of clay content or a "morain" soil I might consider it. You mentioned it has terraces, do you think you have the extra time to farm more ground that will take longer to farm going around terraces? Lots of things to consider. I do like ground close. I farm around 700 acres of family land that is within 2.5 miles. Logistically for a one man operation like mine I am only interested in land close.
