was told many times by someone older and wiser than me (which is most people) that February is a buyers month.
They (who ever they are) keep prices low, knowing most rents are due March 1st. When you need cash......you sell.

If your healed enough and can play the waiting game, the market will reward. 

maybe that was a thing back in the day. I don't know. but makes some sense :)
