| A local dairy farmer is looking for someone to rent 40-50 acres of wheat ground. They grow corn, soybeans, and hay but because of time constraints (haying, baling straw, and running a custom silage bagging business) they have been buying straw. They have adequate land and are looking to rent out 40-50 acres of ground for wheat growing only. They will bale the straw. What type of deal would you look for in this situation. I would like to make an offer but I'm not sure how I should go about it---bid high and sell them the straw, or bid lower and not charge a thing for the straw. Which would you do? How would you fertilize this ground, knowing you won't farm it more than the wheat? Fertility should be decent but I would probably do a soil test. It's getting kind of late to have that before planting though.
