A 65 year old man should be cutting back some. If he rented out half of now and the rest in a few years it would be the perfect scenario. Unlikely to happen, as some just can't let go. Its unfortunate. I would have a man to man with him and get a plan going. If none materializes be prepared to get shut out of his acres forever if you pull the cord. That's the toughest part. Lot of labor investment on your part for little return.
