It may or may not be legal. You mention a "bit of dementia". The people that fall for lowball sometimes have more than "a bit" of dementia, and can fall into the category of being a vulnerable adult. Many states have statutes making it a crime to financially exploit a vulnerable adult.
Also, a transaction can be nullified -- via a civil lawsuit -- if the requirements of lack of capacity and/or undue influence are met. | |
