Went to an auction in fall of 13. Farm brought 12,350 High 80's csr.

Auction in spring of 15' Low 80's csr. brought 8,000

Farm sold private in I'm thinking winter of 18/19 for 8,000. High 80's csr. Same farm sold in spring of 22' private for a little under 15,000.

All that said- you can't pick and choose when the neighbor/landlord dies and/or decides to sell.

If your area has a beacon website for the county- you may find it interesting to study it to get an idea of what the price of land did in your area.

I'm sure I remember a year appox. 10 years ago when NH3 got close to 1,100/ton.

Don't remember seed falling much at all.

Rent was slow to fall if any for most. If they did come down it wasn't near as much as they went up in the previous years. And can think of a few farms where it was a new tenant every few years because the current guy said enough and there was always someone else to give the landlord what they wanted.

Remember friend/salesman for Deere dealer being upset because auction prices on late model machinery where quite a bit less than the asking prices for stuff on their lot.
