Do you have written lease with them? Lease I have with tenant states that rent is due first of month for that month and if rent isn’t paid by the 10th rent will increase $100/ month. Also has wording when eviction will start for non payment. Knock on wood but have never had problem with rent payment. And rent has always been there before the 10th of month.
All well and good until a judge invalidates provisions on grounds the rental contract is incongruent with state law. The bark helps until there's no bite. |
