| In our area land that would cash flow had a hard time getting a bid. Almost all would cash flow the whole amount at one time. I know of several that the government payments from CRP paid them off the first year.
I rented one farm and the first government payment would pay the rent and leave $25 to the renter. At that point I had paid for machinery and some cash. I could have rented a bunch of land like that but no bank would loan cash rent.
The neighbor came out while we were planting around May 16 and wanted to rent to us.
I was told they would loan crop inputs only, They weren't very free with that either. No machinery or rent. No mater what. | |
