Truthfully, since your machinery is sitting out, that might not be far off from what it cost you. It cost almost .50 sq ft per month to own one. I guess just a shell on dirt would be about half that. I would sure want storage and hay paid up front. Make sure she has insurance. I did do that a couple times and came out OK. I knew the folks their whole life and did a lot of work for the family. It would have been Ok if I didn't get paid.

54 by 90 is 4800+ square ft at $6.00 = almost $30,000 per year.
Maybe I’m missing something!
Taxes and insurance = <$3000.
Depreciation and interest on $30,000 about $3000.
