Soybeans: 50 renter/50 landlord. Each insures their own share and get their share of gov't whatever. Renter pays all other costs except land and trucking beyond local.
Corn: 60 renter/40 landlord. Each insures their own share and get their share of gov't whatever. Renter pays all other costs except land and trucking beyond local.
Soil must be maintained or improved. pattern tiling split 50/50 with 10 year lease term. Bins/drying depending on situation but pretty much each responsible for their own.

Saves alot of headache of picking seed, chems, fert, fungacides, etc. and each paying for part of it. Any documentation requested is provided. everything weighed on certified scale. Has worked well for 15 years and should for the next 10. At that point I may be on landlord side and would offer the same.
