Nw Iowa | If realtor has exclusive listing contract he or she would be entitled to full commission unless listing agreement had lapsed. Some have provisions to get a commission after expiration if agent provided seller with a list of people that were shown property for another so many days. I know nobody is too worried about realtors but if you think about it, if they didn’t get commission, seller would always go around the realtor. It would also not be very fair to buyer that went thru realtor as their offer would always be cheaper to seller even if same terms. The whole process would kind of break down. Many times seeing something listed publicly puts pressure on the guy that has been interested but thought he would buy it on his terms. | |
